Owner and Listing Agreement
These additional terms apply when an owner, landlord, operator or authorised manager creates or manages accommodation listings on RavDorm.

1. Authority to list
By creating a listing, you promise that:
- you own the property or have current, written authority from the lawful owner to advertise and manage it;
- your account and contact details identify the actual responsible person or organisation;
- no court order, agreement, society rule or law prevents the proposed use or listing; and
- you can provide reasonable evidence of identity and authority when RavDorm requests it.
2. Accurate and complete listings
Each listing must clearly and accurately disclose:
- the property type, locality, room arrangement, occupancy and current availability;
- monthly rent, security deposit, maintenance, utilities, food, lock-in, notice period and every compulsory charge;
- amenities, furnishing, access limitations, guest rules and material property conditions;
- eligibility or house rules stated neutrally and lawfully;
- whether images are current, illustrative, virtually staged, AI-generated or materially edited; and
- the identity of the person who will sign the occupancy or tenancy document and receive money.
Do not use bait pricing, fake urgency, duplicate listings, misleading locations, unavailable rooms or images of another property. Update or pause a listing promptly when availability or terms change.
3. Property and operating compliance
You are responsible for checking and maintaining every registration, consent, licence and safety measure applicable to the property and its actual use. Depending on the location and services, this may include municipal or trade permissions, building-use approval, society or owner consent, fire-safety requirements, police or guest registers, food licensing and tax records.
RavDorm's listing review is not legal clearance. You must disclose material notices, closure directions, unsafe conditions or disputes affecting lawful occupancy.
4. Enquiries, visits and tenant decisions
Respond honestly and professionally. A RavDorm visit request is only a request to communicate; it is not a reservation or tenancy acceptance. Arrange visits safely, respect a student's boundaries and do not pressure anyone to pay before they can verify you and inspect the property.
You are responsible for any lawful screening you choose to perform. Collect only information reasonably needed for that purpose, protect it, do not request account passwords or one-time codes, and do not use RavDorm data for unrelated marketing.
5. Agreements, deposits and payments
RavDorm does not currently collect or settle rent, deposits, token amounts or booking payments. Any money exchanged directly with a student is outside RavDorm. Give the student clear written terms and appropriate receipts, use traceable payment methods, and follow applicable tenancy, refund, deposit and tax requirements.
Do not tell a user that RavDorm guarantees a payment, refund, tenant or booking. Do not use RavDorm branding on a receipt or agreement in a way that makes RavDorm appear to be a contracting party.
6. Photos, documents and other owner content
You retain ownership of your content and grant the licence described in the Terms of Use so RavDorm can display and operate the listing. You confirm that you have permission to show each photo, floor plan, logo and description and that the content does not expose occupants' personal information.
Verification documents must be submitted only through a working, designated secure workflow. Do not send Aadhaar, PAN, title documents or bank records through ordinary chat or upload controls marked as preview-only.
7. Review, approval and verification signals
Listings may remain pending, require changes, be approved for public discovery or be removed. Approval checks presentation and policy compliance using information available to RavDorm; it does not transfer responsibility or certify the property. Verification signals have only the meanings published in the Verification Policy.
You must not reproduce a RavDorm badge outside the platform or describe yourself as government-approved, title-verified, physically inspected or safety-certified unless RavDorm expressly confirms that exact check in writing.
8. Reviews, reports and cooperation
Do not reward, threaten or pressure a user for a particular review. You may respond factually and may report a review that violates the Community Guidelines. Cooperate with reasonable fraud, safety, complaint and legal investigations, including preserving relevant agreements and receipts.
9. Removal and responsibility
RavDorm may request evidence, correct display errors, restrict or remove listings, suspend an owner account and preserve relevant records where reasonably necessary for safety, law or platform rules. Where appropriate, you may request review through the grievance process.
To the extent permitted by law, you are responsible for losses and claims arising from your unlawful listing, lack of authority, misleading statements, property, agreement or handling of a user's data. This clause requires Indian legal review before publication and does not override non-excludable statutory rights.
